TATWA is the residential house of BlackMatter Builders & Developers LLP. We build premium villa communities in Thrissur and across Kerala — composed with proportion, drawn for the way a day actually unfolds, and finished with the kind of detail you only notice after you've lived with it for a while.
We work small, on purpose. A handful of projects at a time, each drawn by the same hands and signed off by the partners whose names sit at the top of this site. The result is a shorter list than most developers have — and a longer-lasting one than most buyers expect.
We are headquartered in Thrissur, Kerala — close to the makers, the timber, the stone and the trades that quietly decide whether a building feels real. That proximity is not nostalgia. It is how we keep the work honest.
We are one year old. We will not pretend to be older. What we will say is this: the people, the partners and the standard behind TATWA were assembled long before the brand was. This is a younger name on older work.

From the Founders

We opened TATWA in 2025 as the residential house under BlackMatter Builders, with one conviction: that building well means building with purpose. One year in, that's still the only rule we won't bend.
Between us we have run a luxury automotive house in Thrissur for nearly three decades, and built a string of digital ventures alongside it. Different rooms, same instincts — relationships outlive transactions, and the long view always pays for itself.
Real estate is full of noise. Promises about lifestyle, lists of amenities, glossy renders that quietly forget about light, proportion and the sound of a closing door. We are interested in what is left when that noise is taken away — and whether the room you walk into still earns its keep.
TATWA is a young brand. Fuchsia Gardens is where we begin; the communities still on the drawing board are how we intend to answer that question — one project at a time, one room at a time, without rushing. If you are reading this, you are early. We hope you stay.

Baiju has spent close to three decades in the luxury automotive trade. As Managing Partner of Car Club Exotic Machines — Kerala's leading luxury pre-owned vehicle house since 1996 — he has built a customer base across the state who buy on relationship, not price. At TATWA he brings the same long-game brand discipline to the homes we compose.

Krishna co-founded BlackMatter Builders in 2025, after a decade running digital and software ventures including Friday Webworks (formerly Krysllio Technologies) and Smart Infotech. He also serves as Chief Operating Officer at Car Club Exotic Machines. At TATWA he leads design, planning and execution — translating brand-side intent into the rooms you actually walk into.

Baiju T S and Krishna Sagar register the parent LLP in Thrissur, Kerala — the legal operator behind TATWA's residential work.
2025
TATWA opens as the residential house.
Our brand voice, written down for the first time. Quiet rooms, honest materials, light that moves through the day.
2025
Fuchsia Gardens breaks ground in Irinjalakuda.
Nine premium villas — TATWA's flagship, and the first project to carry the house standard end to end.
2026
The studio expands.
Design, construction and customer-experience teams grow to support the next TATWA communities moving through the studio.
